Conceptual Design
242,260 SF: budget $30,000,000
MnKhan Architects was hired by a Dallas-based hotel developer to provide a conceptual design of a mixed-use development across from Dallas City Hall on a 67,500 SF lot. We were challenged with the task of solving the retail, parking garage, and apartments stacked on top of another. We provided a revenue generating solution while keeping in mind the orientation, sunlight, and view of the 128 unit apartments. The plans also included 20,000 SF retail and 130 space garage parking at an estimated cost of $30 million. The roof terrace was designed to be the center of outdoor activities with a large lap pool and a secure play area for the children in the building. Common facilities were located at the front corner of the building which will include a club house, party area and business centers with a gorgeous view of downtown Dallas. We worked closely with the owner to finalize the program and to develop the design.
